T.J. Maxx has agreed to occupy 28,837 square feet at 150 East 86th Street, replacing H&M in a prominent Upper East Side retail location.

The store will lease space within a retail condominium unit owned by Extell Development. The transaction brings a discount department-store operator to a heavily trafficked shopping corridor in Manhattan.

Tenant broker Ripco Real Estate disclosed the lease, which was also reported by Commercial Observer. Financial terms and the length of the agreement were not disclosed in the available information.

The deal illustrates how major retail premises can be repositioned after a tenant departure, with value-focused brands seeking established urban shopping locations. The transaction does not provide a direct market comparison for Bulgaria, but it offers a clear example of tenant replacement in a dense city retail district.
